The Land

The Land

Set across 5.6 hectares of gently sloping land, this place unfolds slowly. Open grasslands melt into forest, views stretch toward distant mountains, and the air carries the quiet rhythm of weather, birdsong, and moving water. Paths invite wandering. There is space to pause, to breathe, and to feel held by the land rather than hurried through it.

The land has been shaped with care and restraint. Buildings sit lightly, framed by stone, timber, and earth, allowing the landscape to remain the main presence. Morning light, long afternoons, and star-filled nights all feel distinctly different here - each with its own mood and pace.

Forest Fern Waterfall

A short walk from the living spaces leads into indigenous forest, where a clear stream gathers and spills into the Forest Fern waterfall. The path is soft underfoot, shaded by ferns and trees, and filled with the sound of moving water.

This is a place for picnics, quiet sitting, and children’s explorations. In summer it’s cool and refreshing; in winter it becomes hushed and reflective. The waterfall is not dramatic in scale, but intimate - a place that rewards those who slow down.

The Orchard & Open Ground

An old orchard anchors the open heart of the land. Fruit and nut trees, vegetables, herbs, berries, and medicinal plants grow alongside one another, following seasonal rhythms rather than strict order.

Chickens wander freely, ducks move between water and grass, and goats browse contentedly. This working, living landscape brings a gentle sense of farm life - unforced, calm, and real. Guests are welcome to observe, learn, and enjoy what is growing, when available.

The Orchard Gallery

On site is a small, purpose-built art gallery, created from cob, stone, reclaimed timber, and bottle-brick features that cast shifting light through the space. The gallery is as much an artwork as what it holds.

Inside, rotating exhibitions focus on nature, landscape, and place, with works presented on canvas, fine art paper, and brushed aluminium. The space also hosts occasional artist-in-residence visits, workshops, and intimate events, offering guests a chance to experience art in a setting rooted directly in the land that inspires it.

Animals & Everyday Life

Life here is shared with animals. Friendly milking goats, free-range chickens, Indian Runner ducks, dogs, and cats move naturally through the property, adding warmth and character to each day.

Children often form fast friendships here - collecting eggs, watching ducks line up at dusk, or simply sitting quietly with an animal nearby. These small moments are part of the rhythm of the place.

Children’s Spaces & Exploration

The land is welcoming to children and built for exploration. There is a trampoline, jungle gym, and wide open space to roam, climb, imagine, and play. Beyond the play areas, nature itself becomes the classroom - forests, water, animals, soil, and sky offering endless opportunities for curiosity and learning.

Off-Grid, Rooted Living

Everything here operates gently off the grid. Electricity is solar-powered, water is rain-harvested and filtered, and hot water comes from solar geysers or donkey boilers when needed. These systems are part of daily life, quietly supporting comfort while staying aligned with the land’s limits.

The result is a sense of ease - modern comforts without the noise, rush, or disconnection of the outside world.

A Place to Settle In

This is not a place to tick off attractions. It’s a place to arrive, unpack, and let the land work on you slowly. Walk to the waterfall. Sit with a cup of tea and watch clouds move. Share a fire at night. Listen.

Time behaves differently here - softer, slower, and more spacious - and many guests find that’s exactly what they didn’t realise they were looking for.
